What We Inspect​

Exterior Inspection:

  • Structural Integrity: Checking for cracks in walls, foundations, or external cladding. We will assess if there’s any movement or shifting in the structure, which could indicate underlying issues.

  • Roof Condition: Inspecting the roof for damage, wear, missing tiles, or flashing issues. We also check the condition of gutters and downpipes.

  • Windows and Doors: Ensuring they open and close properly, inspecting for any signs of rot or water damage around the frames, and checking seals for leaks.
     

Interior Inspection:

  • Walls, Ceilings, and Floors: Looking for cracks, signs of dampness or mould, or sagging. This includes checking for water damage, particularly near bathrooms or kitchens.

  • Plumbing: Inspecting pipes for leaks or signs of corrosion, checking water pressure, and ensuring there’s no sign of past flooding or water damage.

  • Electrical Systems: Ensuring all electrical systems meet safety standards, checking for exposed wiring, and testing switches and outlets to confirm they work properly.

  • Insulation and Ventilation: Evaluating the roof space, underfloor areas, and wall insulation to ensure proper ventilation and no issues with pests, mould, or damage.

Foundation and Subfloor:

  • Foundation Stability: Inspecting the foundation for cracks or settling issues, especially in older properties. Checking the subfloor for signs of moisture, pests, or inadequate drainage.

  • Pest Damage: Looking for evidence of termites or other pests, particularly around the foundation or in hidden areas like the subfloor or roof space.

Compliance and Safety:

  • Building Codes and Regulations: Verifying that the construction complies with local building codes and regulations, including structural integrity and safety features.

  • Termite Protection: Ensuring proper termite barriers or treatments are in place.

  • Bushfire Safety: In some regions, the inspector will also check whether the home is in a bushfire-prone zone and if it meets relevant fire safety standards.

Additional Considerations:

  • Landscaping and Drainage: Checking the grading of the land to ensure proper drainage away from the house. Landscaping is assessed to avoid any water damage to the foundation.

  • Asbestos or Hazardous Materials: In older properties, the inspector will look for signs of hazardous materials like asbestos in walls, insulation, or roofing.
